While choosing between a Lean-To and a Gable-End style is often treated as a styling decision, the physical proximity of your proposed build to a boundary wall, shared fence, or neighbouring property changes the entire engineering and planning equation.

Understanding how roof pitch, boundary limits, and height restrictions affect these two distinct styles is essential to keeping your self-build project compliant, structurally sound, and legally clear.

In the UK, many DIY conservatory installations fall under Permitted Development (PD), meaning they do not require a full planning application. However, as soon as you build close to a boundary line, strict vertical limits apply:

If a DIY Gable-End Conservatory is positioned within 2 metres of your property line, its central ridge will almost certainly exceed the 3m Permitted Development limit.

Overcoming the Restriction

If you have your heart set on a Gable-End style but your plot is narrow, you have two primary paths:

Step the Build Inwards: Position the conservatory at least 2.1 metres away from all boundary lines. Once you step outside this 2-metre zone, your maximum roof height limit under Permitted Development increases to a much more forgiving 4 metres.
Apply for Planning Permission: If the structure must be near the border, you will need to submit a formal planning application. While this takes longer, planning departments are often receptive to gable designs if they match the style of surrounding properties.
